Project Details

1. The project sells plots of land, sizes ranging from 398 to 2,080 sq. wa. and prices from x,xxx to xx,xxx baht/wa. The buyer can choose from the project’s selection of house designs or proposes their own designs subject to the following conditions:
  1.1 The house must be no more than 2-storey high with the highest point not more than 10 meters from the ground.
  1.2 The buyer must purchase the land for the purpose of building a residential home.
  1.3 In the case that the buyer would like to submit their own house design or add to or change the design of the existing house, they must consult and receive the project’s approval prior to the start of construction.
  1.4 At least 50% of the plot must be allocated to green area, and no more than 50% to construction.
  1.5 The tires of the roof must be in earth tone colors
  1.6 The buyer must maintain the plot and buildings in good and suitable condition at all times.
  1.7 The buyer must construct their house within 3 years from the date of ownership. If the construction is not finished within such period, the buyer shall be subject to the maintenance fee of 7 baht per sq. wa per month.

2. The Project offers the following facilities to all buyers.
  2.1 Fences approximately 150 cm high dividing 4 sides of the plots
  2.2 Underground electricity system
  2.3 Two water supply systems, one for household consumption, the other for sprinkling gardens
  2.4 24-hour security service
  2.5 The road passes in front of every plot and connects the adjacent hills

3. Common area consists of the following.
  3.1 The project shall establish a juristic person to own and manage the common area
  3.2 The common area of 26% consists of 8% garden, clubhouse and office area and 18% road, the buyer has the right to access and enter the hills adjacent to the project.
  3.3 The maintenance fees are as follows.
   3.3.1 Empty plot: 5 baht per sq. wa per month
   3.3.2 Plot with a house or an empty plot 3 years after ownership: 7 baht per sq. wa per month
The maintenance fee contributes to the management of the common area and services such as security, common electricity, management fee etc.

4. Condition of purchase
  4.1 Booking price 50,000 baht
  4.2 The sale and purchase contract must be signed within 30 days after the booking date and the remaining 10% of down payment made on the same day.
  4.3 The ownership and the title deed shall be transferred to the buyer when the remaining 90% is fully paid.
  4.4 All government fees, taxes and other charges relating to the transfer of ownership shall be divided equally between the project and buyer.
  4.5 All expenses relating land mortgage shall be paid by the buyer.
  4.6 The land price does not include electricity and water meters insurances.
